ResidentAxis

Solutions

For mixed-use portfolios

One building, several unit types, one record. Residential, retail and student units carry their own type, rent and reporting under the same property — and the same ledger.

Your situation

Mixed-use is where “multifamily software” quietly gives up.

A property record in ResidentAxis can hold multiple unit types with their own layouts and market rents; obligations are per property; reports roll up by type or by property.

  • Retail units forced into residential fields
  • Student housing with guarantors handled as a note
  • Reports that cannot split by unit type
  • Obligations (taxes, insurance) tracked per building elsewhere

Good fit when

Who this is for

  • Buildings with residential over retail
  • Student housing alongside conventional units
  • Owners who need per-type P&L
  • Managers running these with the same staff

Illustrative rent roll; unit types are a column, not a separate system.

Questions from operators like you

Do commercial leases work?

Commercial-specific terms (CAM reconciliation, percentage rent) are not modelled. Retail units with fixed rent and standard charges fit; complex commercial leases do not yet.

By-the-bed student leasing?

Student housing units and guarantors are supported; by-the-bed leasing and roommate matching are planned extensions.

A unit mix and a rent roll are enough to scope a pilot.
