Owner reporting and profitability
Owner statements are computed, not composed. Collected minus expenses minus your fee, weighted by each owner’s split, rendered as a PDF the owner can also open in their own portal.
The problem
Owner statements take the last three days of every month.
Because collected rent, expenses and fees live in three places, statements are assembled by hand — and every owner question becomes a research project.
- Co-owners with different percentages need separate math.
- Capex approvals happen by email and are not linked to the expense.
- Owners call to ask what the management fee was on a partial month.
- The distribution report and the statement do not agree.
The workflow
From ledger to statement without a spreadsheet
- Collect on the ledger
Payments post as append-only rows; refunds and chargebacks are adjustments, never edits.
- Record expenses at the property
Maintenance costs and obligations post to the property and flow to P&L.
- Apply the management fee
Percent of collected or flat, per property, from the record — not typed in.
- Compute net to owner
Per property per month, rolled up per owner weighted by split. One click renders the statement PDF.
- Owners self-serve
Their portal shows only their doors: statements, distributions, capex requests to approve or reject.

Configuration and pilot notes
Before you rely on it
Things that are set up per operator during a pilot, or that depend on a provider you contract.
- Owner distributions are recorded; ResidentAxis does not move funds to owners. Disbursement runs through your bank or a provider you choose.
- Statement templates and the fee model (percent of collected or flat) are configured per property.
- Owner access is invitation-based; owners never see other owners’ properties.
Questions about this area
Can an owner see the resident’s personal details?
Owners see financial performance and occupancy for their doors. Resident PII is limited to what your policy exposes; by default, ledgers and statements do not include contact details.
Do statements change after the month is closed?
No. Closed periods are deterministic because the ledger is append-only; corrections appear as rows in the period they are made.
