The problem

Which leases expire in 90 days and are under market? Where is delinquency rising? Which owner is about to ask why? Those are signals, and they should come from the operating data without a BI project.

Rent below market, rent above market, renewal risk, expiring soon — from your rent roll and lease history.
- Decide
Accept or dismiss each signal; accepting can seed a renewal offer. Decisions are kept as history.
- Ask the assistant (optional)
With a configured AI provider, draft notices or ask about the portfolio. Every suggestion requires approval; resident PII stays out of prompts.

- Revenue signals use your own rent roll and lease history; external market-rent data is not included. Signals are enabled and tuned per pilot.
- The AI assistant runs only with an AI provider you configure, is rate-limited, keeps resident PII out of prompts, and always requires human approval. ResidentAxis does not make automated decisions about applicants or residents.
- Gross potential rent and loss-to-lease metrics are planned additions to the dashboards.
Questions about this area
Is the AI assistant “real-time AI” running on our data?
It is an optional, approval-gated assistant that calls a provider you configure with a sanitised summary of your portfolio. It does not run continuously and does not act on its own.
Can we export report-builder results?
Yes — CSV on every standard report and on builder results.
